How the notary fee is calculated
The maximum fee depends on the value of the transaction. For values from PLN 60,000 to PLN 1,000,000 it is PLN 1,010 plus 0.4% of the amount above PLN 60,000. For the sale of a flat and for developer agreements the maximum is half of that, and for a mortgage securing a housing loan, a quarter.
Change from 5 November 2026
An amendment changed the rates for the most expensive properties. From PLN 2 to 5 million the fee is PLN 6,770 plus 0.25% of the amount above PLN 2 million. Above PLN 5 million it is PLN 14,270 plus 0.15% of the excess, capped at PLN 25,000 (PLN 15,000 between close family).
These are maximum rates. Notaries may charge less, and they add VAT, the cost of deed copies and the land register application.
